The Right of Way Associate, Right of Way Agent and Senior Right of Way Agent report to the Supervising Right of Way Agent or Lead Right of Way Agent. Responsible for assisting in the acquisition of land, land rights, licenses, leases, permits and other documents necessary for the construction, operation and maintenance of AEP’s electric transmission and/or distribution facilities. Principal Accountabilities: 1. With the advice of the Supervising Right of Way Agent or Lead Right of Way Agent, negotiate with property owners (or their designees) for the acquisition of rights relative to the construction, reconstruction, enlargement or maintenance of AEP’s electric transmission and/or distribution facilities. 2. With the advice of the Supervising Right of Way Agent or Lead Right of Way Agent, settle damage claims with property owners (or their designees) relative to property damage caused or created by AEP during the construction, reconstruction, enlargement, maintenance or removal of AEP’s electric transmission and/or distribution facilities. 3. With the advice of the Supervising Right of Way Agent or Lead Right of Way Agent, search courthouse and other records as may be available to determine present property ownership(s) and the extent of interests therein. 4. Under supervision, draft documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase and other documents as may be necessary to acquire adequate rights for AEP’s electric transmission and/or distribution facilities. 5. With the advice of the Supervising Right of Way Agent or Lead Right of Way Agent, assist in providing functional support to other AEP Business Units in regard to questions and procedures in the acquisition of land and land rights. 6. Act as a witness and assist in the selection of witnesses and commissioners in connection with condemnation and/or other court actions involving AEP’s electric transmission and/or distribution facilities. 7. Maintain property owner files, maps, drawings, exhibits and detailed progress reports. 8. Promote and enforce Company’s Accident Prevention and Safety and Health programs. 9. Carry out within the assigned area of responsibility the Company’s Equal Employment Opportunity programs. 10. Demonstrate the highest standards of ethical behavior and support the Company’s Corporate Compliance policy. 11. Assume other duties and responsibilities as assigned. Minimum Requirements Right of Way Associate Minimum Requirements: Associates’ degree in business, real estate, engineering, or related field or equivalent education and/or experience. In addition, a minimum of 2 years experience in the acquisition of right of way or real estate activities. Right of Way Agent Minimum Requirements: Associates’ degree in business, real estate, engineering, or related field or equivalent education and/or experience. In additional a minimum of 3 – 4 years experience in the acquisition of right of way and real estate activities.
Senior Right of Way Agent Minimum Requirements: Bachelors’ degree in business, real estate, engineering or related field or equivalent education and/or experience. In addition a minimum of 5 - 6 years experience in the acquisition of right of way and real estate activities.
This position requires proficiency in courthouse research to verify ownership of mortgages, prepare and/or check easement documents, deeds, options, releases, permits and tree clearing/trimming rights pertaining to right of way activities. Excellent verbal and written communication skills are required. Should possess excellent computer skills utilizing Microsoft Office products (Word, Excel, etc.) as well has have the ability to learn new applications.
The individual filling this position will be required to travel within the transmission service territory, on rare occasions may be assigned to other operating companies for special projects and work outside normal business hours to accommodate property owners’ schedules.
