Job Description
Position Summary The primary purpose of the Senior Real Estate Specialist is to provide service to PPL subsidiaries involving the sale, leasing, taxation, management and use of their real estate assets. This service also includes the expertise and resources needed to purchase additional land and/or buildings for corporate purposes. This position is responsible for providing management of corporate real estate assets for various uses to maximize revenue and reduce liabilities, while contributing to corporate goals for environmental protection, economic development, and PPL's image as a good corporate citizen.

This position will be located in the Harrisburg or Lancaster region. Primary Responsibilities 1. Negotiate terms, purchase land, land rights, and/or buildings needed by PPL Companies, to use for business purposes.

2. Identify, then sell, excess properties (land and buildings), no longer needed for corporate purposes.

3. Comply with the steps outlined on the sale and purchase flowcharts, a key control of the sale and purchase process outlined in the Real Estate Services section of the Sarbanes Oxley documentation.

4. Lease surplus company properties to others. Lease properties from others needed for corporate purposes.

5. Secure building permits or other approvals, as may be required under local Subdivision and Land Development Ordinances (SALDO), for new development or construction, and/or expansion of PPL's facilities owned by a non-regulated entity.

6. Provide expert testimony at tax appeals, condemnation, PUC and zoning hearings.

7. Interview, hire, supervise and direct work activities, of contract right of way agents, appraisers, attorneys, and other consultants.

8. Inspect and maintain company real estate assets from trespass, theft, encroachments, dumping and other environmental liabilities.

9. Respond to internal and external customer requests relating to specific real estate holdings.

10. Perform real estate related due diligence assessments as requested.

11. Perform real estate courthouse research, to determine quality of title, ownership interest, valuation, taxation, and land use regulations.

12. Create and maintain PPL real estate records and databases.

13. Assist supervisor and other department personnel with Corporate projects and initiatives and at the same time keep up with the position's day-to-day activities. Candidate Qualifications Candidates must meet the basic qualifications to receive consideration. Basic Qualifications 1. Five years experience in real estate and right of way or related fields, which may include corporate real estate (acquisition of land and land rights), leasing, real estate law, conveyancing, land/property management and taxation.
2. Knowledge of contracts, legal agreements and valuation methods related to real estate as well as the Pennsylvania Municipal Planning Code pertaining to the zoning and land use permitting process.
3. Ability to negotiate with external parties.
4. Thorough understanding of the company's corporate structure, geography, and land holdings is a real asset to the individual holding this position.
5. PA Real Estate Sales License or course equivalency such as courses in Real Estate (Principles, Practices, Law, and Appraisals) and primary courses offered by IRWA (Real Estate Law, Negotiations, Appraisal and Engineering). Preferred Qualifications 1. Bachelors degree in a related field.
2. 8 years experience in right of way or related fields, including corporate real estate (acquisition of land and land rights), conveyancing, land/property management and taxation.
3. Senior Right of Way Agent (SRWA) designation by International Right of Way Association (IRWA) recommended, but not required.
