This position works closely with the Director – Investments on all aspects of the operation, oversight, and analysis of Resources’ and EGDC’s commercial real estate portfolios. This includes leasing, sales, restructurings, physical maintenance programs, and all aspects of financial analysis, accounting treatment, tax analysis, and budgeting. This position will be in constant contact with real estate property managers, leasing and sales brokers, internal and external tax, accounting, and legal experts, internal and external auditors, and external advisors/consultants. This position will often take the lead in understanding, analyzing, and making recommendations on proposed leases, sales, or other real estate transactions. Some domestic travel (less than 10%) for site visits may be required. Some specific responsibilities include: • Analyze operational and leasing issues to maximize value from the real estate investments. • Work closely with site managers, and Resources and corporate planning areas to develop budgets, and with the Tax and Accounting areas and site accountants to understand the tax and book accounting treatment and proposals related to properties. • Develop strategies and recommendations related to sales, restructurings, lease-up strategies, operations, and leveraged vs. operating lease treatment. • Generate periodic and ad-hoc reports in support of milestones and the scorecard occupancy metric. • Assume responsibility for Sarbanes-Oxley support and implementation for Resources. • Occasional work on other Resources (non real estate) investments. Basic Qualifications: • Bachelor’s Degree in business, finance, accounting or relevant degree. • 3 – 5 years experience in commercial real estate operations, leasing, or real estate accounting. • Project Management skills • Ability to work with internal and external professionals at various levels • Ability to travel (domestic) to various sites on occasion. • Candidate must foster an inclusive work environment and respect all aspects of diversity. Required Competencies: • Superior verbal and interpersonal skills with the ability to make decisions and proactively resolve issues with numerous external counterparties • Ability to take a leadership role on a project team, identify objectives and desired outcomes, and develop plans and policies to implement the same within the confines of operational, financial, and legal constraints Desired Qualifications: • MBA or other advanced degree in accounting or real estate. • Experience in financial management/restructuring of commercial real estate. • Experience in credit risk analysis helpful. • Knowledge of leveraged lease structures and analysis, and commercial real estate appraisals. | |
